who is this service for?
This level of design-only* service is for clients with very small or simple projects (e.g. simple interior renovations, single room additions such as a new sunroom or expanded kitchen, etc.) which the owner would like to have architecturally designed and who is having the project built by a trusted and skilled builder, who only requires the most basic level of detail (i.e. basic dimensions and annotations).
This level is also great for clients that are not quite ready for construction but want to get started on the design process.
The deliverables may be used for basic ballpark cost estimation.
the process:
We will begin with conceptual (schematic) design and dive into your project goals, your budget, your project constraints and optimize how those pieces fit together.
After your initial design drawings are delivered, we will refine the design through 2 to 3 rounds of modifications, also known as design development.
Your final designs will include basic level floor plans and 3-Dimensional renderings. Depending on the project, they may also include basic elevations and schedules.
*These drawings can only be used for cost estimation, and are unsuitable for permit or construction.

who is this service for?
This level of basic service* is for clients with small to moderate projects (e.g. small to medium sized additions, or interior renovations) who would like to have their project architecturally designed and who already have a skilled and reputable builder they are intending to contract with.
This level of service ends at construction drawing delivery. It does not include overall project oversight, which means the client takes on the responsibilties of working directly with the builder and other design trades for permitting and building purposes.
*This level of service is only for clients willing to take on the extra responsibility of project management.
the process:

This is the standard level of full architectural services that most licensed architects provide. This level of service is for clients with any size project (e.g. new homes, medium to large additions, or extensive renovations, etc.) who would like to have their project architecturally designed and who are either planning on bidding the project out to several builders, or who have a skilled and reputable builder they are intending to contract with.
This level of service provides submittal review, a punchlist during the final stages, and full project oversight during construction, assuring the client that the design intent is fulfilled.

Our full architectural design service offers high-level thinking and detailed drawings for a well-managed and coordinated custom project. We will provide full construction administrative project oversight, including reviewing project submittals, and providing a punchlist walkthrough nearing the end of construction. This ensures that the design intent is fulfilled from concept to completion.

This level of service provides full management of the design team as well as project oversight during construction, assuring the client that the design intent is fulfilled.
