what are the differences between design drawings, construction drawings & interior design?

Schematic Design/Design Development drawings are the preliminary design drawings that begin the design phase. We use these drawings to communicate our initial ideas. They may be conceptual at first and later develop into more defined spaces.

Construction Drawings are graphic representations of how a space will be built. The contractor will use these drawings to build from and they will be submitted to the building department for permit approval. All building departments require some level of CDs to issue a permit.

Interior Design is a service our studio provides, in addition to architecture. Under this service we will work with you to choose any and/or all of your fixtures, furniture and finishes, and may provide you with a sourced shopping list for purchasing.

how long will my design take?

It all depends on the size and scope of your project. We will discuss project timeline once the scope has been developed.

are proposal/contract fees flexible?

The fees reflected in the contract proposal are based on an estimate of our design time/overall construction cost. The only way to reduce the fee is to reduce the project scope.

why do you require a retainer?

A retainer assures us that you as the client are as committed to the design process as we are.
